SkyView roof hatches for safe roof access in an award-winning residential project

At the 79&Park residential project in Stockholm, Elkington supplied roof hatches for safe and functional access to rooftop areas. The project, designed by BIG – Bjarke Ingels Group and developed by Oscar Properties, is located next to Gärdet and designed with great consideration for the surrounding park environment.

The building’s terraced form and close relationship with Gärdet have made 79&Park an internationally recognised residential project. It has also been named Europe’s best residential project at The International Property Awards.

The hatches provide safe roof access and natural daylight, while being designed to integrate discreetly into the building’s architecture.

The hatches were manufactured in several bespoke sizes to meet the project’s requirements and finished with a durable polyester powder coating for long service life and a refined visual expression.

The client’s needs

79&Park is an architecturally advanced residential project where technical installations needed to be integrated with careful consideration for both function and aesthetics. The roof hatches were required to provide safe access to rooftop areas without disrupting the building’s design language or exclusive overall expression. The project called for bespoke solutions, high material quality and technical functions that support safe, long-term operation. It was therefore important to combine functionality, safety and discreet integration.

Our solution

Elkington supplied SkyView roof hatches tailored to the project’s specific dimensions and requirements. The hatches combine fixed glazed sections with bespoke vertical doors, creating safe and convenient access to the rooftop areas. To enhance both safety and operational performance, the hatches were equipped with several automated functions. A sensor-controlled system detects rain and issues an audible warning before the hatch closes, reducing the risk of water ingress. Motion sensors also support safe use by ensuring the hatch remains open when needed. The system is also designed for automatic opening in the event of a fire and includes a keypad for secure access. Together, these functions create a well-considered solution for modern, safe roof access in an exclusive residential environment.
